Our Approach

Step One: Market Info/ Strategic Planning

Deeply involved in the property and construction industry, we are having constant conversation with the developers, real estate agents, landowners, consultants, main contractors, and other frontline players of the property supply chain. We offer an ideal first step for developers and investors wanting to know what is out there and the development potential of specific section and projects.

Step Two: Feasibility Analysis

Once we have a specific project in mind, our team will work together with the developer to explore different options and feasibility to come up with a workable solution and roadmap to achieve their visions and objectives. This not only includes budget and revenue setting on the paper, but also includes confirmation of the delivery strategy and supply chain buy-in through our vast connections within the market.

Step Three: Preliminary Design

We will hand pick and assemble a team of professional consultants, sometimes with the main contractor involved as well, and advance the design from a concept to a Resource Consent lodgement-ready status. Coming from a main contractor background, we will make sure the buildability/ Value-Engineering consideration are fully explored at this stage, which then forms a solid basis for the next step.

Step Four: Marketing & Sales

Being fully involved in our own development projects before, we know how important this stage could be for the client. We believe every project has a unique story to tell and we will work with our partners to develop a compelling marketing and sales plan to promote the project to the intended audience. The outcome of this process will ensure the sales target required by the funders are exceeded. 

Step Five: Detailed Design and main contract negotiation

The VE ideas and buildability considerations from the preliminary design stage is further developed with both consultant and supply chain input. The design documentation will be advanced to a tender-ready status and we will help the client to select the most suitable contractor and enter into an appropriate head contract for the smooth delivery of the project.

Step Six: Funding Arrangement

With long term partners (lenders, valuers) and also our own registered QS associates, we can assist the developer to secure funding that aligns with their specific needs and cash-flow projections. We will either look after the entire process for the client if required or we can provide all the necessary information to support a developer-led application for the funding.

Step Seven: Construction Management

Coming from a commercial main contractor background, this is what our directors do everyday in their previous jobs. During this stage, we can oversee the construction delivery of the project for the developer. This involves the review of final design details for construction, overseeing the progress of the builder, local authorities and health & safety compliance, monthly meetings with funders and on-going communication with purchasers.

Step Eight: Settlement and leasing

To achieve what we have planned for, the final stage is about making sure all S&P Agreements or Leases are settled on time. We work closely with the lawyers, selling/leasing agents and body corporate managers to provide a smooth transition between practical completion and final occupation.
